01 What is Edoras?
Edoras is a business intelligence platform for property managers and short-term rental operators. It ingests data from PMS, channel managers and billing systems, allocates costs to the individual unit with scientific methods (guest-nights, square meters, meter/POD, even split) and computes KPIs that traditional PMSs don't provide: NetPAR, GOP per unit, real margin, break-even per person-night.
02 Who is Edoras for?
Edoras is built for property managers with portfolios from 5 to 500 units, professional hosts running villas and apartments on short-term rental, extra-hotel hospitality groups, and companies running corporate housing or residences. Particularly useful when you have multiple units across different locations and need to understand the profitability of each separately.
03 What does Edoras do that a PMS doesn't?
A PMS manages bookings, calendars, pricing and guests, it tracks revenue. Edoras sits on top of your PMS and adds the cost side: it pulls expenses from your billing system, allocates them per unit with a transparent method, and computes real margin for every single unit. It also generates white-label owner reports and monitors aggregate and per-cluster KPIs.
04 How does cost allocation work?
Edoras uses four configurable methods per cost: (1) per guest-nights, variable costs like utilities, cleaning, consumables distributed by actual occupancy; (2) per square meters, waste tax, fixed shares, insurance split by size; (3) per meter (POD/PDR), costs tied to specific meters split among served units; (4) even split, structural costs (accountant, software, subscriptions) divided equally. Every rule is explicit and verifiable.
05 Which KPIs does Edoras compute?
Edoras computes all standard hospitality KPIs (Occupancy, ADR, RevPAR, GOPPAR) plus advanced metrics: NetPAR (net margin per available room), GOP per single unit, margin per single property, break-even per person-night on three scenarios (cash, operational, all-in), ALOS, price elasticity. Every KPI is computed per unit, per cluster, and per whole portfolio.

01 Which PMS and channel managers does Edoras integrate with?
Edoras has native active integrations with the most popular PMSs in Italy (Krossbooking, Passepartout among others) and supports connections with the main channel managers. On the invoicing side we are already connected to Studio Digitale and we import XML/p7m invoices from Italian electronic invoicing. For systems not on our list we evaluate custom connectors or accept automatic CSV/Excel imports.
02 How long does onboarding take?
Assisted onboarding typically takes one business week for a portfolio of 10-20 units. It includes: source system connections, unit mapping, cost allocation rules definition per line of your chart of accounts, data correctness verification on at least a quarter of history. At the end of onboarding you have an operational dashboard with consolidated historical data.
03 Is my data safe?
Yes. Edoras is hosted on European cloud infrastructure, data is encrypted in transit (TLS) and at rest, access is regulated by granular roles and permissions. We are GDPR compliant. Data stays yours: you can export it at any time via REST API, automatic CSV export or Excel files. We don't share or sell customer data.
04 Can I export my data?
Yes, always. Edoras offers three export modes: (1) CSV/Excel downloadable manually from the dashboard; (2) automatic scheduled Excel export via email or to Drive/Dropbox; (3) REST API to integrate Edoras with other systems (enterprise BI, shared sheets, ERP). Exports include both raw data and computed KPIs, with full source traceability.
05 What if my PMS isn't supported?
We evaluate a custom connector together. In most cases the PMS exposes an API or allows periodic CSV/Excel export we can automate. If the PMS doesn't provide machine-readable data (rare), we offer manual upload from the dashboard: you upload a file and Edoras reclassifies it automatically.

01 How much does Edoras cost?
Pricing is tailored and depends on three variables: (1) number of managed units, (2) required integrations, (3) onboarding level (self-serve or assisted). We don't have Starter-Pro-Business tiers with gated features: one complete product, priced proportionally to your portfolio. Quote in 24 hours from demo request.
02 Is there a free version or trial?
We don't offer a permanent free tier, but a 30-day trial on your real data. If at the end Edoras hasn't shown you at least three concrete insights you didn't know about your portfolio, full refund, no questions asked.
03 What ROI timeline can I expect?
Depends on portfolio size and pre-Edoras analysis depth. Typically: (a) 20+ hours/month saved on manual reconciliation starting month two; (b) 1-3 unprofitable units discovered in the first three months (whose repricing or strategy change often pays back the annual license); (c) net margin improvement of 5-15% in year one thanks to better-informed pricing decisions.

01 What support level do you offer?
Email and chat support within one business day (24h SLA). For enterprise customers we offer custom SLAs. All technical requests are handled by the same team that builds the product, there's no first-level filter. Documentation is public and kept up to date.
